Situated on the convergence of Lake Russell, Hart, and Elbert Counties, this 1,374 acre property is one of the few large lakefront properties left in Georgia. The property is located on the northern end of Lake Russell and features a unique combination of pine plantations, large creeks, and hardwood bottoms. The actual lake frontage on all of Russell is controlled by the Army Corps of Engineers, and is subject to a 250 to 300 foot buffer zone, which is where the property adjoins. Russell does not currently offer dock permits, but numerous developers have taken advantage of the lake proximity and the future hope of lake access to develop communities, and these have generated some impressive sales numbers. The property is located just 90 minutes from Atlanta, and many are finding the lake to be a nice alternative to the much higher prices just to the north on Lake Hartwell and to the south on Clark's Hill Lake. With rolling, wooded lots, no zoning ordinances in either county, and more than 3.6 miles of frontage along the corps buffer, this property on Lake Russell offers a unique opportunity for lakefront development in a very active market.

According to the county managers and road departments, our current accesses are as follows (from north to south):
-The northernmost access at Lazy B Drive is on a private graveled road.
-The north access from St. James Road is along a paved county road.
-The center access from St. James Road is along a paved county road.
-The south access from St. James Road is along a paved county road.
-The access from Kathy Lane is a private graveled road in need of repair. This access appears to be by easement.
-The access from Craft Ferry Road is a county dirt road that ends at the property line.
It appears that none of the roads are claimed as public across the property, and more access can be gained along St. James Road.
